How much does it cost to apply?

The application fee is $13 per adult. It is a one-time, non-refundable fee.

The holding fee is $150 and is a one-time fee due at the time of application.

  • The holding fee is applied toward the security deposit if the application is approved and the applicant moves in.

  • The holding fee is refunded if the applicant is denied or cancels within 72 hours of submitting the application.

  • If the holding fee is not paid within 24 hours of starting the application, the application will be canceled.

  • If the applicant cancels more than 72 hours after submitting the application, the holding fee is not refunded.

  • If the applicant does not respond to requests for information by the deadline provided and the application is canceled, the holding fee is not refunded.

What is the security deposit?

The security deposit is a one-time, refundable deposit:

  • $500 if approved through screening.

  • One month’s rent if approved with conditions.

Do I need to pay to make a reservation for amenity spaces?

No, there is no additional fess for a resident to make a reservation of our amenity spaces.

Do I need to pay for parking?

No, the surface lot is free.

Which utilities are residents responsible for?

Residents are responsible for electric (including heating, cooking, and other electric use), air conditioning, water heating, water, and sewer. Average monthly utility costs vary by apartment size:

1 Bedroom: $80/month
2 Bedroom: $111/month
3 Bedroom: $138/month
4 Bedroom: $163/month

Actual utility costs may vary based on usage.

Are utilities included in rent?

The rent includes water, sewer, and trash! Electricity is the only utility that residents are responsible for paying for.

Is Ryder Ridge an affordable community?

Yes! Ryder Ridge participates in the Housing Tax Credit affordable housing program. Household maximum income limits and all full-time student household limitations apply.

Is Ryder Ridge a smoke-free community?

Yes. Ryder Ridge is a 100% smoke-free community. Smoking is not permitted inside apartment homes, on patios and balconies, or in any common community area.

What schools are near Ryder Ridge?

Ryder Ridge is located within Manor ISD. Nearby schools include Oaks Meadow Elementary, Decker Middle, and Manor High School. Contact the school districts directly to verify current enrollment boundaries before making enrollment decisions.

Is Ryder Ridge pet-friendly?

Yes! Ryder Ridge welcomes up to 2 pets per apartment home. Dogs and cats are welcome (breed restrictions apply for dogs). Our community also features a dedicated dog park.

  • Maximum: 2 pets per home

  • Pet fee: $200 (one-time, non-refundable per pet)

  • Pet deposit: $300 (refundable per pet)

  • Pet rent: $50/month (per pet)
